Standards and Fees

Thank you for considering our community as your future home. As part of the application and leasing process, we want to ensure full transparency regarding potential fees.

Application fee per applicant: $50
Corporate Application Fee: $50; $15 criminal background check fee per occupant.
Guarantor Application fee: $50
Security Deposit/Holding Deposit: $100 refundable amount taken at applications, refundable if denied or cancels within 3 business days
Security Deposit - Additional: $500
Security Deposit - Maximum: Equal to one full month's rent
Administrative fee: $150.00 due at move in
Valet Trash: $25 monthly
Pest Control: $1.50 month, billed in arrears by third party
Package Late Fee: $3.00 per day if not picked up after three days.
Key Fob Replacement if needed: $50
Bike Replacement Cost if Damaged: $350
Pet Fee at move-in non-refundable: $300 1st pet, $150 2nd pet
Monthly pet fee: $25 per pet
Garage detached: $100 monthly
Garage attached: $125 monthly
Garage Remote: $35 each refundable
Boat/RV Parking: $30 monthly
Water/Sewer: Varies monthly based on usage, billed in arrears by third party
Water/Sewer billing fee: $3.25 not to exceed $5.00 monthly
Water/Sewer disposal NSF fee: $25
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)
Apartment Transfer Fee: $400 collected at time of move in, $100 holding deposit goes toward new deposit paid at time of transfer request, refundable if denied or cancels within 3 business days, goes toward deposit at move in.
Late Fee: Equal to 10% of Market Rent charged on 6th of each month. Charged on balances over $100.
NSF Fee: $50.00 plus applicable fees
Termination Fee: Equivalent to two-month base rent

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $300

Rent $25

Comments: Only one nonrefundable fee of $300 for first pet and $150 for second pet, due at move-in. 1 or 2 pets at $25 per animal a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Lantern Woods Apartments requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
